Buffering and rewinding issue

Using a 360 as an extender. When playing media files (home movies, shows I'm downloaded, etc.) most play fine. But on some, I'm getting a weird effect. When I try to skip forward the video stops, the bar skips forward, but then it says buffering and the progress bar (or whatever it's called) starts moving slowing backwards. Like it's rewinding itself.
I'm not sure if it's the encoding on these files or what. But any info or suggestions would be appreciated.

When this happens, (not so often), I unjoin and rejoin the xbox 360.. That seems to fix the forward/rewind issue for me.

Probably a dumb question, but how do I join\unjoin? Just exit out of media center and go back in?

Within Media Center - Tasks / Settings / Extender

Uninstall it then go through another install routine with a new generated key
